Asbestos Inspections

*Asbestos inspections are conducted using the Asbestos Hazard Emergency Response Act (AHERA) and National Emissions Standards for Hazardous Air Pollutants (NESHAP) guidelines established by the EPA.


Pre-1981 Building Owners Who Suspect ACMs To Be Present In Buildings

If a building survey does not exist, the owner shall contact an environmental firm such as AAA Lead Inspections that has Michigan accredited inspectors to carry out a survey to locate and quantify all ACMs or any presumed asbestos-containing materials (PACMs) that may be present within the building. It can be safer to leave the ACM in place IF it is not crumbling and in poor condition. If it is left in place, material needs to be inspected periodically for damage and signs of condition deteriorating. When and if it needs to be removed, the proper information can be given to do so. A proper self-cleanup procedure, Michigan licensed asbestos abatement contractors, and what to watch for if a contractor is hired are all things that will be considered if removal is an option.


Employers In Leased Building Without Asbestos Survey

If the building does not have a completed survey, the lease holder can and should hire an accredited asbestos inspector to carry out an asbestos survey for the area being leased. This will help guarantee the health and safety of employees within the leased building. It is important to understand that the building owner is legally obligated to complete the comprehensive survey to ensure ACMs are not present within the building being leased.


Employer In Leased Building Responsibilities For Proper Employee Asbestos Awareness Training

Employers have the responsibility to inform housekeeping employees of the areas they work if it contains any ACM/PACM. Along with housekeeping employees, it is stated that employers must provide asbestos awareness training to the custodial and/or janitorial staff within the building. The training allows the custodial and/or janitorial staff to identify ACM/PACM and to understand the information contained within a survey. Asbestos training is one way to make sure employees do not disturb the ACM/PACM on accident. Training can and should be carried out by an environmental consultant or a person who has past experience and knowledge of the subject.


Owner or Employer Discovers A Building Material That May Contain Asbestos

All work that may disturb the suspected material must end until the material has been sampled and analyzed. An accredited inspector should always be the person taking the samples and carrying out the analytical process. Any work that will disturb the material must continue to be put on hold until the sample results come back negative for asbestos or the material has been abated in the proper way.
